Unique 53.1-acre property has an old camp (vacant since 1992 - DO NOT ENTER), sections of steep topography and around 1,000' of frontage on Mud Pond. The old camp, located on the 52-acre tax map 5 - lot 23, is within the 250' of the pond and considered Resource Protection of the Shoreland Zone. According to the Code Officer for the Town of Greenwood, the cabin could be rebuilt on its footprint within 1 year of it being removed. The shorefront, 1.1-acre lot, on tax map 5 lot 24 is not a buildable lot. The shoreland zoning ordinance will allow a temporary dock (only allowed in the water ice out to just before ice in) with a permit, according to the code officer. Mud Pond is a scenic waterbody of approximately 58 acres and 6' deep. About half the lot, or 25 acres has not been commercially harvested for 30 or 40 years and consists of oak, birch, sugar maple, ash & aspen. The southeast section of the lot is mostly softwood with Hemlock dominating. Oak, white pine, red spruce & balsam fir can also be found. This 13-acre section was harvested about 7 years ago. It is steep and rocky. A small area of approximately 6 acres in the northeast corner of the lot has some ledge outcrops, large boulders, and slopes over 60%. Just above that the terrain levels out. Evidence of typical game species such as white-tailed deer, beaver, ruffed grouse, turkey snowshoe hare and coyote would be common in this area. Nearby towns include Bethel, Woodstock, Paris, Norway & Waterford. Lot 23 is in Maine's Tree Growth Tax Law Program. Lot 24 is too small to be enrolled in the program. Taxes for 2022 were only $714 in total for both lots. The camp is being sold AS-IS. It has no value, per tax assessment records. DO NOT ENTER the camp as it is unsafe.
